BUILDING SURVEYS

We no longer carry out surveys for the purpose of freehold acquisition because of the general increased cost of indemnity insurance on this specific element of work. We do, however, survey buildings for the identification of specific defects, or the elaboration of points raised by other surveyors in mortgage valuations or homebuyer's reports.

We still carry out Surveys of buildings to be leased as this fits logically with our dilapidations work and these provide the lessee with an indication of their condition, major repair obligations and if instructed the provision of a Schedule of Condition to be incorporated within the lease. If correctly included this can limit or exclude specific major repairing costs.

We can provide either a direct introduction or carry out surveys in conjunction with contamination experts, who are able to provide a full risk assessment and remedial work proposals.

We work in conjunction with a firm of specialist building investigative chemists to provide additional tests and component analysis.

Reports on the services are provided by specialist consultants or contractors to whom introductions are made.

Where a valuation is required in addition to the building survey then, by working with associated practices, this can be provided.

For insurance purposes, we must state that we do not guarantee the work of any referred consultant and each is separately retained by the client.
